Growing up in Mariupol, Michael Kotendzhi started learning about the transportation industry as a child. At family dinners, he would often listen to the stories his dad brought home from work.

His father started a trucking company back in the ‘90s – a difficult time to start a business in newly independent Ukraine. But despite all the challenges, his dad loved the job and was always passionate about it.

Even though logistics and transportation weren’t his first career choice, Kotendzhi ended up on this career path in his senior years at the University of British Columbia. Several factors led to this decision, but his father’s advice and the passion for the job rubbed off on Michael.

18 Wheels Warehousing and Trucking has opened a new 176,000-sq.-ft. warehouse in the Campbell Heights area of Surrey, B.C. The company says the timing couldn’t be better, with a lack of available warehouse space affecting the industry.

“We are excited to open this new facility to provide growth space for our existing customers and new customers that require warehousing space in Vancouver,” said Michael Kotendzhi, chief operating officer with 18 Wheels Warehousing and Trucking.

Kotendzhi added the facility now has two new multi-temperature coolers ready for storage. The location is 2929 188th St., Surrey, B.C.

Considering the current state of the market, it’s no surprise the two-building 188th Street Industrial Centre in Surrey, B.C.’s Campbell Heights Business Park has been pre-leased months before its scheduled delivery.

“There was unrelenting demand,” said Cushman & Wakefield associate vice-president Eric Rice, who represented owner Sun Life Financial and manager BentallGreenOak in the transactions. Rice worked with his colleagues, executive VP Sean Ungemach and VP Andrew Green, on leasing the project.

“We received multiple offers on each property.”

Rice told RENX proposed uses by prospective tenants ranged from food manufacturing to chemical distribution and even a basketball academy – though the site isn’t zoned for the latter use.

Considering the focus on distribution and logistics in the industrial sector, the tenants which were ultimately successful in leasing space would also come as no surprise. It’s expected to be complete during the second quarter of this year.

The 178,000-square-foot Building B was the first to be leased, with 18 Wheels Logistics taking the entire space. That was followed by NRI Distribution taking 102,488 square feet and D&H Distributing taking 62,512 square feet in Building A, which is now also fully leased.

Rice wouldn’t disclose the leasing details, but said there are seven-, 10- and 11-year leases in place and all were signed for higher prices than what was originally expected.

A bold speculation by Sun Life Financial and BentallGreenOak has paid off with the complete pre-leasing of a 343,000-square-foot distribution centre in Campbell Heights, Surrey, B.C., more than six months before its completion.

Construction began at the state-of-the-art, purpose-built distribution space in early 2021, with delivery slated for the second quarter of 2022.

18 Wheels Logistics leased the entire 178,000-square-foot Building B, while NRI Distribution, with 102,488 square feet, and D&H Distribution, with 62,512 square feet, leased Building A.

“Lease-up of 188th Street Industrial Centre is certainly a testament to its quality and location, but it’s also indicative of a historic market,” Rice said. “In Campbell Heights and around the region, we’re seeing demand from large industrial users at an all-time high in a market that’s less than 1 percent vacant. We expect this situation to continue for the foreseeable future as logistics and e-commerce demand continues to surge.”

Surrey’s industrial vacancy rate is 0.6 per cent, according to a third-quarter 2021 report from Cushman & Wakefield. The average net rent in Surrey is $12.45 per square foot.

188th Street Industrial Centre is located in Campbell Heights, one of the largest industrial parks in Metro Vancouver. It provides easy access to Highway 99, Highway 91, Highway 15, Highway 10 and Highway 1 and is only minutes from the U.S. border crossing, Rice added.

OTTAWA, Nov 23 (Reuters) - Canada's warehouses are filling up with everything from furniture to alcohol, after floods in British Columbia washed out critical rail and road lines, disrupting already strained supply chains.

A week after a phenomenon known as an atmospheric river brought a month's worth of rain in two days to the Pacific coast province, road traffic between Vancouver's port, Canada's busiest, and the rest of the country remains largely suspended.

In Vancouver, warehousing and trucking firm 18 Wheels Logistics has filled every inch of its existing storage space with alcohol, auto parts and other goods. It signed a lease for another 180,000 square feet, the equivalent of two city blocks, to deal with excess demand.

"It's quite a bit of space to take on," said Chief Executive Adrian Wen.

Wen's firm is also re-routing trucks laden with perishable goods and high-demand auto parts across the border into Washington state on a more circuitous route to destinations in Alberta and further east in Ontario and Quebec.

He said the trip takes two extra days for a firm relying on 350 drivers.

B.C. to Focus on Reopening Roads After Flood Chaos

The B.C. government said getting road and rail back up and in operation is a top priority as it declared a provincial state of emergency on Wednesday.

The decision was made to mitigate impacts on transportation networks and movement of essential goods and supplies, and to support the provincewide response and recovery from the widespread damage caused by severe flooding and landslides, the government said on its website.

The state of emergency is initially in effect for 14 days and may be extended or rescinded as necessary.

Meanwhile, the marine terminals at the Port of Vancouver are still operating, while the facility is experiencing significantly disrupted rail and truck movement.

Meng Lai, CFO of 18 Wheels Warehousing and Trucking said since flooding has halted rail services to and from the Port of Vancouver, the company needs to re-route shipments by truck from Vancouver across the U.S. border in bond and then back up to Alberta and Ontario. 

The company has taken up additional warehouse space to accommodate for the extra congestion of freight in Vancouver.

Warehouse space is quickly filling up for Vancouver-area transportation company 18 Wheels Logistics, as inventory largely bound for Alberta sits in pallets waiting for delivery.

Extreme flooding and mudslides beginning Sunday closed all major highways that connect British Columbia’s Lower Mainland to Alberta, snarling a supply chain already bending under significant pressures. As of Tuesday afternoon, those routes remained closed, with no anticipated timeline for reopening.

“Our main lane is B.C. to Alberta, so a lot of customers where we’re normally distributing to their stores there — let’s say large grocery chains and furniture stores — what we’re having to do is pick the orders, store them into the warehouse and hold them until the highway opens again,” 18 Wheels Logistics CEO Adrian Wen said Tuesday morning.

“Because of that, we’ve had to take on extra warehouse space just to accommodate this. We’re already behind two days, which is roughly 400 pallets a day. Every day it adds up to about 4,000 square feet of extra storage space required.”

18 Wheels Adds Environmentally Friendly Warehousing Space

18 Wheels Warehousing and Trucking is adding 178,00 sq.-ft. of environmentally friendly warehousing in Surrey, B.C.

The addition brings its total warehousing space to more than 1 million sq.-ft., which the company says makes it the largest 3PL warehousing company in the Vancouver area. The new warehouse was built to LEED (Leadership in Energy and Environmental Design) standards.

“LEED provides a framework for healthy, highly efficient, and cost-saving green buildings,” company CFO Meng Lai told trucknews.com. “We partnered with a property developer to secure a property that was globally recognized as a symbol of sustainability achievement and leadership. It is important to our people, company, and customers that we do everything we can to improve the environment that we live and work in.”

The new facility will be in operation in early 2022.

“This expansion and investment has been made to create further value opportunities to our existing customers and new ones,” Lai added.

The company told Today’s Trucking it chose the site because it’s closer to its other locations, as well as Vancouver ports. The new facility will allow 18 Wheels to roll out a new software technology that automates processes and increases accuracy.

The new location has 18 dock doors with direct rail sliding for unloading rail cars. The company says it’s targeting the appliance, food and alcohol industries with the new location, but open to all industries.

It’s located at 780 Derwent Way, Delta, B.C.

"We provide warehousing services along with transportation services for our customers. We have about 500,000 square feet of warehouse space," says CEO, Adrian Wen. "We help our customers by managing all their logistics – often remotely. A lot of our customers have their head offices located in Eastern Canada or various parts of the U.S."

The Lower Mainland is the perfect location for 18 Wheels. "Vancouver is a key gateway into North America so our clients need a presence here," adds Adrian. "We provide a single source solution for our customers – providing transportation from the local ports and distribution centres, managing inventory, fulfilling orders, and completing the final delivery to their end customers."

18 Wheels noticed a big reduction in foreign shipments as COVID-19 restrictions kicked in. But these were only temporary. "Over the last month or so, it's picked up. I don't know if it's quite back to normal levels yet, but it's picking up as restrictions are slowly lifting," says Adrian. "Volume for supermarkets and essential products has increased significantly. Overall, we've continued to focus on helping our communities get the items they need to keep the shelves full."

18 Wheels Promotes Wen, Lai

BURNABY, B.C. – Burnaby-based 18 Wheels Warehousing and Trucking has announced two key appointments.

Adrian Wen has been promoted to CEO and Meng Lai to CFO.

Wen has more than 20 years of experience in the logistics industry. He has a business management degree from the Royal Rhodes University.

Lai has 22 years of international experience in operations and finance. He graduated from the UBC Sauder School of Business.
